How Long Does It Take to Sell a House in Kentucky?
The honest answer: it depends on your property, the local market, price, condition, and how it is marketed. Here is what Central Kentucky sellers should know about timing.

How long does it take to sell a house?
That is one of the first questions every seller asks. The short answer is that it depends. The more useful answer is that several specific factors determine how quickly a particular home sells, and understanding them helps you set realistic expectations.
There is no single answer for Kentucky
Days on market varies by location, price point, property type, condition, and season. A home's time on market depends on price, condition, how it is marketed, and the local market at the time.
What applies to one community in Central Kentucky may not apply to another. Properties in Georgetown, Nicholasville, Versailles, Richmond, and Frankfort each have their own local market dynamics. Even within Lexington, different price ranges and areas move at different paces.
Current Central Kentucky market snapshot
The figures below come from Bluegrass REALTORS® MLS data reviewed by Make Kentucky Home Group. Market data reviewed August 28, 2026. July 2026 closed-sales data.
- 5,290 active homes in the Central Kentucky market.
- 2,610 active homes have been on the market for 60 days or longer. This is a subset of the active inventory, not an additional separate status.
- 1,255 pending homes, under contract and moving through the market.
- 1,126 homes under contract with contingencies.
- 658 homes sold during July 2026.
What the current Central Kentucky market tells us
Of the 5,290 active homes in the Central Kentucky market, 2,610 have been on the market for at least 60 days, approximately 49.3%. That is a substantial share of the active inventory, and it is worth understanding what it does and does not tell a seller.
The MLS data alone does not prove why those listings have remained active for 60 or more days. A number of factors can contribute depending on the individual property, including pricing, condition, location, property characteristics, buyer demand, financing, presentation, and competition. The explanation that fits one home may not apply to another.
At the same time, the MLS data shows activity at several stages of the transaction process. There were 1,255 pending homes and 1,126 homes under contract with contingencies in the August 28 snapshot, while 658 homes closed during July 2026.
The more useful question for a seller is not simply, "How long does it take to sell a house in Kentucky?" It is, "How long are homes like mine taking to sell in my market?"
What affects how quickly a home sells
- Price. Pricing is one important factor. How a home is priced relative to comparable recent sales is a decision to make with an agent based on the local market; no outcome is guaranteed. How a home is priced, prepared, marketed, and presented can influence how quickly it draws interest.
- Condition. A property's condition and presentation are factors sellers can consider when preparing for market. Deferred maintenance or repair needs may also affect buyer decisions and, depending on the transaction and loan program, financing requirements.
- Location. Buyers may consider factors such as proximity to employers, schools, highways, shopping, recreation, and other location characteristics differently depending on their individual needs and priorities.
- Marketing. How a home is marketed affects how many potential buyers see it. Professional photography, online exposure, social media promotion, and agent networks all contribute.
- Season. Market activity can vary through the year. Current conditions are best discussed with a local agent using current data.
- Financing availability. Changes in mortgage rates and lending guidelines affect how many buyers can qualify and at what price level.
What sellers can do to improve their timeline
- Price the home realistically from day one based on a comparative market analysis from a local agent.
- Evaluate known repair or maintenance issues before listing and decide which, if any, make sense to address based on the property's condition, likely costs, market position, and your selling goals.
- Make sure the home is clean, clutter-free, and shows well in photos and in person.
- Work with an agent who has a marketing plan tailored to your property and target buyer.
Get specific data for your property and area
Daniel can pull current market data for your area, price range, and property type and discuss what that means for your timeline. Every home and market is different, and the right strategy depends on your specific situation.
Bottom line
Be wary of anyone who promises a specific number of days. The goal is to sell on your timeline at a price that works for you, and that starts with understanding what the local market actually looks like for your specific home.
