Central Kentucky Market at a Glance

The following snapshot uses residential listing data across ImagineMLS as a broad regional benchmark. Because the MLS covers communities beyond the six primary Central Kentucky markets featured by Make Kentucky Home Group, these figures should not be interpreted as statistics for a single city or county.

A Large Share of Current Inventory Has Reached 60+ Days

Of the 5,303 active residential listings in this MLS-wide snapshot, 3,928 have been on the market for at least 60 days. That represents approximately 74.1% of current active inventory. That number provides useful context, but it does not tell us why an individual property remains available.

Pricing, condition, location, property characteristics, competition, buyer demand, financing, presentation and other factors may contribute depending on the property. It also does not mean every Central Kentucky community is behaving the same way. Real estate conditions can differ considerably by city, neighborhood, property type and price range.

What July Closed Sales Show

This dataset is kept explicitly separate from the current active, pending, and contingent snapshot above. A separate ImagineMLS/FlexMLS report prepared August 29, 2026 identified 3,071 residential properties that closed during July 2026 within the report's search criteria.

Market Time and Sale-Price Patterns

The closed-sale report also groups listings according to Days on Market. The table below summarizes the average sale-to-list and sale-to-original-list ratios within each market-time group.

Days on Market Listings in Report Analysis Avg. Sold/List Avg. Sold/Original List
0-30 3,225 98.22% 97.94%
31-60 885 96.54% 93.95%
61-90 458 95.86% 91.79%
91-120 277 95.51% 90.21%
121+ 561 95.12% 89.51%

What this tells us

Within this MLS report, listings in different market-time groups also had different average sale-to-list and sale-to-original-list ratios. The data establishes an association between these groups; it does not establish that longer market time caused a lower sale price or that pricing caused the longer market time. Property characteristics, price changes, location, condition and other variables are not controlled for in this report.

Thinking About Selling? Your Competition Matters.

Regional statistics provide context, but selling decisions happen at the property level. A homeowner considering a sale should understand how their property compares with homes buyers could choose instead.

Recent comparable sales in your area and price range

Current competing listings buyers could choose instead

Property condition, features, and improvements

Location and how it compares with nearby options

Price range and current market time among competing properties

Listing presentation and how the home is marketed

The fact that 74.1% of the current MLS-wide active inventory has reached at least 60 days makes property-specific analysis particularly useful. It does not establish what any individual seller should price their home at or what strategy they should use.

What Buyers Should Take From the Numbers

More than one interpretation can exist within a regional dataset this large. Some properties may be newly listed while others have accumulated substantial market time. Conditions can also vary by location, property type and price range. Rather than treating an MLS-wide statistic as a rule for every property, buyers can evaluate the individual home, comparable sales, competing inventory, property condition, financing, their own budget and their priorities.

Buying a home in Central Kentucky

Evaluate the home, not just the headline

Whether you are searching in Lexington, Georgetown, Versailles, or another Central Kentucky community, a buyer consultation helps you get clear on budget, financing, and what to prioritize.

About This Market Data

Current inventory data

Residential listings reviewed August 29, 2026 through ImagineMLS / Bluegrass REALTORS® MLS.

Closed-sale analysis

FlexMLS report prepared August 29, 2026 using residential listings and July 1 to 31, 2026 closed-sale criteria.

Geography

The regional benchmark uses the entire ImagineMLS residential search rather than a single city or county. Make Kentucky Home Group primarily uses the data to provide broader context for the Central Kentucky communities it serves.

Current Active, Pending, and Contingent figures come from current-status searches. Closed-sale statistics come from the separate FlexMLS report. The report's broad Pending bucket is not combined with the separately filtered current Pending and Contingent counts shown here.

MLS information is deemed reliable but is not guaranteed. Market data changes as listings are added, updated, placed under contract, closed, withdrawn or otherwise changed in the MLS.

The Regional Market Is Only the Starting Point

The most useful question isn't simply what the Central Kentucky market is doing. It's how your specific property, price range and competition fit within it.
